Schedule C - Additional Services & Information

Please provide PROACTIVE Vacations the information as requested herein within 30 days of receipt.

Filter Replacement(Required)
PROACTIVE will replace your filters via our "Filter Program." Filters will be changed once per month during the months of May thru October and quarterly during the months of November thru April.
Filter Replacement Cost: $21.35 for 1 filter, $5.34 for each additional filter.

Smoke Detector & CO2 Detector(Required)
As per the Property Management Agreement, the Owner is responsible for ensuring the function of all smoke and CO2 detectors. Per the Vacation Rental Act of NC, batteries must be changed annually with no exceptions given to 10yr/lithium batteries.
Annual Smoke/CO2 Detector Battery Replacement Cost: $19.22 for the first battery, $6.41 for each additional battery.

Prime Season Exterior Checkout Service(Required)
This service provides a welcoming first impression to guests, but more importantly helps to assure safety by removing loose sand, standing water, dirt and debris from the entry and walk areas. Service includes: blowing out sand and dirt from the carport, walkways and outdoor shower, picking up debris, straightening exterior furniture and grill clean up. Cost is $15 per service and is offered on Saturday only, for the months of June thru August. Services are billed to the Owner's account weekly.

Storm Prep Services

Pre-Storm Prep and Post-Stom Visit Services are not included under normal property management services but may be handled under this separate agreement. The need for services must be conveyed to PROACTIVE Vacations prior the start of each rental season.
 
Full Pre-storm Prep includes: bringing in outdoor furniture, disconnecting refrigerator (empty icemaker and prop door open), check every window & door lock, close all blinds/draperies and closing all interior doors, turning off main power and main water. Specifically excluded: boarding of any windows and any flood protection measures. The Post-Storm visit services will be to restore the property to Pre-Storm Prep status.
 
Partial Pre & Post Storm Prep Dependent on the severity of the storm, PROACTIVE Vacations may elect to perform partial Pre & Post Storm Preparation which includes: securing all outdoor furniture, ensuring all interior windows are closed and locked, all blinds/draperies are closed, all interior doors are closed and ensuring all exterior doors and closed and locked. Post storm services includes moving outdoor furniture back to it's original location.

Partial Pre & Post Storm Preparation is billed at 15% less than full service prep.

Mandatory Post Storm Inspections: Regardless of your selection, PROACTIVE Vacations will complete a thorough post storm inspection of ALL properties. This inspection includes a full inspection of the inside and outside of the property, looking for water intrusion, missing siding/boards etc. Latent defects, water intrusion behind walls and other non-visual damage is not the responsibility of PROACTIVE Vacations. The cost to complete the post-storm inspection is $20 and will be billed to your owner account.

Storm Prep(Required)

Winterization

Winterizations are performed in November and reversed in March. There are four options for winterization. Please choose one below. Properties with full or mini winterization must be blocked from rentals.
Full Winterization: A licensed plumber turns off water to the house, drains water lines, blows out remaining water from appliances, adds antifreeze to traps, and turns off breakers for water-related appliances.
Mini Winterization: This service is done by our in-house maintenance team. Turn water off to the house, open all faucets and drain water lines, turn breakers off to water heater, and set heat to 55.
Outside Winterization: This service is done by our in-house maintenance team. Turn off water and drain all water lines to outside showers, faucets and boardwalk showers, you must have cut-offs on these water lines for this service to be completed. There is no guarantee against frozen pipes with this service.

Wi-Fi & Television Services

At all times that a property is available to be booked for rental, the Owner is responsible for ensuring Wi-Fi internet & television service is operable and functional at all times. PROACTIVE Vacations must be updated anytime the service is changed or modified, including but not limited to username and passwords.
